You may set up automatic payments or make a one-time payment directly through Union Bank at hoabankservices.com. Some fees may apply to certain payment methods.

Please note if you pay your maintenance electronically (direct pay through your bank), keep the receipt in your files and check online (through the website) after the 20th of each month to be sure your payment has posted.  Also be reminded some banks with an automatic payment feature expire after 12 months, requiring owners to set up annually.

Mortgage Approval
This community is not FHA or VA approved. (No application has been processed for this type of approval.)

Garbage/Recycling Schedule
Garbage and recycling must be placed out in a container with a lid. Garbage is picked up Tuesday and Friday. Recycling is picked up every other Wednesday. Large item pickups need to be arranged by calling N. Tassielli Disposal, Inc. 973-627-4300.

Garden Homes need to place large items in the trash room on the garage level (NOT IN TRASH ROOMS) to the right of the dumpster. An additional day has been arranged for cardboard pick up at Peer Place.  Owners at Peer should notify Management prior to moving out.

Townhouse residents need to place large items in front of your unit. Hazardous material, items with Freon, propane tanks, etc. need special arrangements. Please contact Management or the vendor for advice.

Alterations/Changes/Alterations
All exterior Alterations, Changes or Modifications require approval from the Association. If you would like to make any exterior changes, please submit a Modification Request Form to management outlining your request for the proposed change, addition or improvement. You should include all pertinent information, the more the better. Please be sure to include a certificate of insurance for the vendor performing the work with the Association named on the certificate. Please also include any and all required permits. After receiving your request, Management will present your materials to the appropriate committee and Board for review. You will then be advised of their approval or denial.

Parking
Be guided to request the parking rules.  Owners renting units need to provide future tenants with parking guidelines.  Be reminded, No Commercial vehicles are permitted. Parking for townhouses should be within your garage, first, than your driveway.  The property has limited guest parking, and should be reserved for visitors to the community.  Owners can use the clubhouse parking lot for guests.

Grilling
Only townhouses may have a natural gas grill. No charcoal, fire pits, or any other type of grill is permitted. Please be reminded to contact Denville building department for the permits needed and hire a licensed plumber for the installation.

Sealing Driveways
Sealing was completed in 2015. The next sealing has not yet been scheduled.

Decks / Patios
The Association has cleaned and stained the community decks on a 3 year cycle, our next scheduled date is 2016 Spring some owners have requested permission to do staining and cleaning  more frequently, a modification form is required to be completed before you begin. If there is a repair needed to your deck, contact management, loose boards, loose railings, etc.

Renting Your Home
Owners are required to notify the Association when a unit is placed on the market to rent.  A rental resolution is available to complete before a unit is rented.  Be reminded only a single pet is permitted in rental units.  All owners who rent need to complete a rental notification packet.

Selling
Owners should notify management if you will be moving by emailing service@armanagementco.com
. Owners need to notify Association with the date of listing, the agent, and a forwarding address. Be reminded you need to provide the following: welcome packet, master deed, by laws, rules, resolutions, keys to mail box, keys to unit, remotes, and keyless access to clubhouse.
